Arizona Real Estate in October: Trick or Treat?

10/29/2014

I think Octobers in Arizona are among the best months. I love the scary movies, haunted houses, and the beginning of Fall. The real estate market tends to slow a bit, maybe because of the school year, or maybe because it's the beginning of our holiday season. Historically, the average days on market are high in Arizona from November to January. This can increase competition among sellers, which is good news for buyers! Location, condition & price are always important, but become even more of a factor for a home to go under contract during these months.

So take advantage of the season, and start searching for real estate in Arizona with the Arizona Key Team at Century 21 Arizona Foothills.

Please keep us in mind when it comes to your referrals. We can help people buy or sell real estate anywhere in the U.S. as well as world-wide.

Warner Ranch in Chandler, AZ

Open House on October 4, 2014

We had a chance to do an open house at Warner Ranch in Chandler, AZ on Saturday October 4, 2014. The turnout was great and people we met were awesome. I spent some time touring the neighborhood and enjoyed the whole experience.

Warner Ranch is popular partly due to its location, but also because of the school district. Of course the neighborhood itself is fantastic, and has proven over the years to be a great place to live. While talking with several residents during our open house, I was asked a reoccurring question. What is the price per square foot? They were asking because they wanted to know what their own houses are currently worth in the Warner Ranch Market. Unfortunately it is not that simple. Although we can take a look at this number to achieve a 'very' general ballpark, the reality is that this number doesn't hold enough weight  to be seriously looked at. Appraisers ultimately don't give this as much attention as most people might think as well. Home values vary for many reasons and can fluctuate from neighborhood to neighborhood. But ultimately they are determined by the people. How much are you willing to pay?

If you have questions about the value of your home, don't hesitate to contact us. We can pull the numbers in your neighborhood and get a strong hold on the markets most current trend.

Did you know that Warner Ranch is divided between both Chandler and Tempe? Keep this in mind while searching for real estate by city when your are on sites like Zillow or Trulia. But to be absolutely sure, you should use our site for all your searches!  It is more accurate and is nearly identical to Arizona's Multiple Listing Service (MLS), because it is made by the same company. What Is A Seller’s Property Disclosure Statement (SPDS)?

In the world of real estate, we refer to this document as the “SPDS” (spuds). The Seller’s Property Disclosure Statement is often provided by the sellers in a real estate transaction. This document asks the seller to provide information about the property and its known condition.
